AMS SURVEYS, under Anthony's leadership, is committed to delivering premier Residential, Commercial and Heritage surveying services.


Anthony Spencer BSc, MRICS, MCABE Managing Director
Anthony leads with unparalleled expertise in building surveying and engineering. Renowned for his dedication to excellence, he also serves as an esteemed RICS Board Member, upholding the profession’s integrity and fostering its growth. Beyond professional commitments, Anthony is deeply invested in the community as a School Governor and is a keen traveller, drawing inspiration from diverse cultures, heritage, and landscapes.


Ian Hufton BSc (Hons), PG Law
Building Surveyor
Ian has a BSc in Building Surveying from LJMU and a Post Graduate Diploma in Law. Ian’s experience is across residential, commercial and heritage, having worked for several local authorities and private companies. A great knowledge of building defects and structural issues as well as cost, contract administration and project management.
In his spare time, he likes to play golf and drink wine, not necessarily in that order.


Ben Adams BSc
Graduate Building Surveyor
Ben is a graduate building surveyor, with a BSc honours degree in Building surveying. He gets involved in different aspects of surveying work, while keen to develop within the profession.
Outside AMS, Ben likes socialising with friends, getting involved with sports and finishing the day off with good food.


Jamie Mullin BSc, MRICS, AaPS
Chartered Building Surveyor
Jamie has over 15 years of specialist expertise in building surveying, working with both public and private sector clients, with a particular passion for heritage buildings and defect diagnosis. He is a Chartered Building Surveyor and Associate Member of the Association for Project Safety, with a meticulous approach and deep appreciation for architectural history and construction methods. Outside work, Jamie enjoys family time, exploring historic sites, landscapes, and uncovering buildings’ stories.


Anthony Phelps Dip RSV, AssocRICS, VRS
Residential Building Surveyor
After gaining ten years’ experience in the property industry, Anthony achieved his Level 6 Diploma in Surveying and Valuing through the SAVA School of Surveying and is now an Associate Member of the Royal Institution of Chartered Surveyors. He values the variety of properties and people he encounters across the North West and takes pride in helping clients make well-informed decisions on one of life’s biggest commitments. Outside work, he enjoys time with his young family.


Amber Schroeder MSc, AssocRICS
Building Surveyor
Amber holds an MSc in Building Surveying and is an Associate Member of RICS and a Chartered Member of CIOB. With experience across social housing and the private sector, her expertise includes building pathology and defect diagnosis, housing conditions claims, landlord and tenant matters, intrusive and non-intrusive testing, and homebuyer reports. She takes a scientific, objective, evidence-based approach informed by current research. Outside work, Amber enjoys allotment gardening and time with her young son, Caleb.


Kim Young BA, Dip RSV, AssocRICS, VRS Residential Building Surveyor
Kim has over 7 years’ experience within property and estate agency, with expertise across all aspects of residential property including sales, lettings and investment. She is an Associate Member of the Royal Institution of Chartered Surveyors, a Graduate of the SAVA School of Surveying, and holds the DipRSV qualification. A keen scuba diver, she resonates with David Attenborough’s words on the ocean’s power, beauty and fascination.


Joseph Wright Dip RSV, AssocRICS, VRS
Residential Building Surveyor
Joe has over 10 years of experience as a construction site manager and most recently as a freelance Retrofit and Energy Assessor, with expertise across all stages of residential and commercial construction projects. He is an Associate Member of the Royal Institution of Chartered Surveyors, a Graduate of the SAVA School of Surveying, and holds the DipRSV qualification. Based in North Wales, Joe enjoys travelling and hiking in the surrounding countryside.


Andrew Richardson BSc, MSc
Assistant Building Surveyor
Andrew holds a BSc (Hons) in Building Surveying from LJMU and an MSc in Building Conservation & Adaptation from UCLan. Most recently, he worked in the museum sector, overseeing the daily operation of a Grade II listed manor house and art gallery while supporting the Estates team with compliance and servicing. He has a strong passion for the built environment, particularly heritage properties, and enjoys exploring historic sites whenever possible.

Shannon Keating
Office Manager
Shannon (IWFM Cert. in progress) is the Office Manager at AMS Surveys, playing a key role in the smooth and efficient running of the business. With a strong background in administrative coordination and operational support, she is the central point of contact for clients and the internal team, keeping projects on track and communication flowing. Currently working towards her IWFM qualification, she is committed to strengthening her expertise in workplace and facilities management. Outside work, Shannon enjoys time with her young family and energetic dog.


Corey White BA (Hons), MSc
Marketing Assistant
Corey brings a creative and strategic approach to digital marketing, sharing the stories behind AMS Surveys’ projects and culture. With a First Class Bachelor’s degree and a Master’s in Digital Marketing, he combines technical insight with clear, authentic communication. His background spans content creation, social media, web development, analytics and client engagement, ensuring the company’s work is represented with professionalism and attention to detail. Outside work, Corey enjoys the gym, socialising with friends, and binge-watching his favourite shows.


Jo Hooley
Residential Sales Manager
Jo is committed to delivering expert advice and guiding clients towards the most appropriate services. She believes effective solutions are built on strong communication, sound knowledge and setting clear expectations. With a background in estate agency and business finance, Jo brings a unique blend of industry insight and strategic expertise to her role. Passionate about the outdoors, she enjoys mountain climbing and charity hikes, recently completing the National Three Peaks in aid of Macmillan.


Thomas Yeung BSc, MSc, MRICS, MHKIS Regional Surveying Manager
Thomas is a member of the RICS and has acquired a Bachelor's Degree in Building Surveying and a Master’s Degree in Construction and Real Estate. He has over 20 years of post-qualification experience in building surveying and building refurbishment project management in both Hong Kong and UK. He loves building things and enjoys going hiking, travelling, and spending time with his
family.


Robert Owen BSc Hons, MRICS,
Chartered Building Surveyor
Bobby (MRICS BSc Hons) achieved First Class Honours in Building Surveying and the Environment and is a member of the Royal Institution of Chartered Surveyors. He also holds additional qualifications including NEC Supervisor and Principal Designer, and has gained extensive experience across the construction industry in roles such as Building Surveyor, Principal Designer, Contract Administrator, Lead Designer and Project Manager. In his downtime, Bobby enjoys football, running, the gym, and time with his fiancé and dogs.
