When you're buying a brand-new home, it's easy to assume that everything is in perfect order. After all, no one has lived there before, the builder offers a warranty, and the paint is barely dry. So why would you need a survey? It's a question we hear regularly at AMS Surveys, and the honest answer might surprise you.
The "It's New, So It Must Be Fine" Myth
New build properties come with a 10-year NHBC Buildmark warranty (or similar), which offers buyers a degree of protection against major structural defects. But a warranty is not the same as an inspection. Developers are working to tight deadlines and commercial budgets, and even the most reputable builders can miss things. Snagging issues, from poorly fitted windows and doors to incomplete insulation, drainage problems, and cracked render, are far more common in new builds than most buyers expect.
In fact, research has consistently shown that the majority of new build homes in the UK are handed over with defects present. Many of these are cosmetic, but some can be structural or affect the long-term performance of the building.
What Is a New Build Snagging Survey?
A snagging survey is a thorough inspection of a new build property carried out before, or shortly after, you complete your purchase. A RICS Chartered Building Surveyor will inspect the property from roof to floor, identifying any defects, unfinished work, or areas that fall short of the required standard.
