Wet Rot Survey: How Surveyors Find the Moisture Source and Timber Damage

Wet rot is not simply a patch of damaged timber that can be cut out and forgotten. It is evidence that wood has remained damp enough for fungal decay to develop. If the moisture source is not identified and controlled, replacement timber can deteriorate again.


A wet rot survey should therefore answer three practical questions: where is the water coming from, how far has the decay extended, and has the affected timber lost important strength? The answers help homeowners, buyers and landlords plan proportionate repairs instead of relying on treatment alone.


This guide explains how a building surveyor approaches wet rot in a house, what can and cannot be established during a visual inspection, and when targeted opening up or a specialist structural assessment may be needed.


What is wet rot?

Wet rot is a collective term for fungal decay affecting timber that remains persistently damp. It is usually associated with a local moisture source, such as a leaking pipe, defective rainwater goods, failed roof covering, decayed external joinery, penetrating damp or poor subfloor ventilation.


The visible decay may be localised, but its significance depends on the timber affected. Decay in a skirting board is different from decay at the bearing end of a floor joist, roof timber or lintel. A good survey considers the building element, its function and the route by which moisture reached it.


The RICS consumer guidance on damp and mould explains that moisture meters are reliable when used on timber, while readings from plaster and masonry can be influenced by conductive materials. This is one reason diagnosis should combine measurements with inspection of construction, defects and environmental conditions.


Signs that may justify a wet rot survey


Wet rot can be obvious, but it is often concealed by floor coverings, wall linings, boxing or stored possessions. Warning signs include:


  • Timber that feels soft, spongy or friable

  • Darkening, bleaching or cracking of timber

  • Flaking paint around windows, doors or skirting boards

  • A persistent musty smell near floors or roof voids

  • Springy floors or local deflection underfoot

  • Water staining beneath gutters, valleys, bathrooms or plumbing

  • Repeated decoration failure in the same location

  • Fungal growth or fruiting bodies

  • Previous timber replacement without a clear record of the moisture repair


None of these signs proves the type or extent of decay by itself. They are prompts for a systematic investigation.


What a wet rot survey should establish


The source and route of moisture


The priority is to trace moisture back to its source. The surveyor may work from the outside in, checking roof coverings, flashings, gutters, downpipes, pointing, render, ground levels, openings and drainage before comparing these findings with the internal pattern.


Inside, the inspection may consider plumbing, sanitary fittings, condensation risk, subfloor ventilation and the junctions where timber meets damp masonry. Moisture distribution matters. A concentrated area below a leaking connection suggests a different mechanism from widespread high humidity in a poorly ventilated void.


For traditionally constructed buildings, diagnosis should account for solid walls, lime-based materials and the way moisture is intended to move through the fabric. The joint RICS position statement on moisture in traditional buildings promotes a whole-building approach and proportionate investigation.


The extent of timber decay


A surveyor will inspect accessible timber and look for changes in colour, texture, cracking and resistance. Moisture readings can help map areas requiring closer attention. A probing tool may be used carefully where permission and conditions allow, but indiscriminate damage is not appropriate.


Particular attention is often needed at vulnerable locations:


  • Joist and beam ends built into external walls

  • Ground-floor timbers above poorly ventilated voids

  • Wall plates and roof timbers near leaks

  • Window sills and frames

  • Timbers beside showers, baths, sinks and concealed pipework

  • Timber behind impermeable finishes

  • Cellars and basement structures

Whether structural capacity may be affected


Damp timber can sometimes dry without needing replacement. Decayed timber that has lost section or strength is different. The report should distinguish cosmetic damage from deterioration affecting a load-bearing component.


A building surveyor can identify signs of reduced integrity, record deflection and recommend further work. Where calculations, detailed design or verification of residual capacity are required, a structural engineer or suitably qualified specialist may need to be involved. The survey should make that boundary clear.


Visual and intrusive wet rot investigations


A non-intrusive inspection is limited to areas that are visible and safely accessible. It can identify likely moisture sources and visible decay, but it cannot confirm the condition of every concealed joist end or hidden timber.


Targeted opening up can provide better evidence. Subject to the owner's permission, this might include lifting a small area of loose floor covering, opening an accessible hatch, removing a limited section of skirting or using a borescope. The purpose is to answer a defined question, not to cause unnecessary damage.


Buyers should ask the seller for written permission before any intrusive work. They should also confirm who will make good disturbed finishes. If access is refused, the report should state the limitation, the resulting risk and the next sensible step.

Wet rot, dry rot and wood-boring insects


Wet rot and dry rot are both forms of fungal timber decay, but they behave differently and may require different investigation and repair strategies. Wood-boring insects can also be associated with damp or previously decayed timber.


Identification should not rely on one photograph, smell or moisture reading. The surveyor considers the form of fungal growth, the cracking pattern, moisture conditions, the location and evidence of spread. If laboratory identification is necessary, the report should recommend it.


The key principle is consistent: repair the moisture defect first. Fungicide or replacement timber cannot compensate for an active leak, trapped moisture or inadequate ventilation.


What should the report include?


A useful wet rot report should provide:


  • The client's purpose and the agreed scope

  • Areas inspected and access limitations

  • Relevant construction and materials

  • Moisture readings in context

  • Photographs and a clear location record

  • The probable moisture source or ranked possibilities

  • The location and apparent extent of decay

  • The significance of affected timber

  • Immediate safety or weatherproofing actions

  • Further opening up, sampling or specialist advice required

  • A logical repair sequence

  • Measures to reduce recurrence


Recommendations should separate confirmed findings from assumptions. If the concealed extent remains unknown, the report should say so plainly.


A sensible repair sequence


Wet rot repairs usually work best in the following order:


  1. Stop active leaks and make the building weather-tight.

  2. Improve drainage, rainwater disposal or ventilation where required.

  3. Allow wet fabric to dry under monitored conditions.

  4. Open concealed areas only as far as necessary to establish the extent.

  5. Retain sound timber where it remains serviceable.

  6. Repair, strengthen or replace timber that has lost adequate capacity.

  7. Use materials and details compatible with the building.

  8. Recheck moisture conditions before closing the work.

  9. Maintain gutters, seals, ventilation routes and vulnerable junctions.


Drying can take time. Closing damp timber behind impermeable finishes too soon may hide the problem and delay recovery.


When should a buyer arrange a separate investigation?


A Level 2 or Level 3 Home Survey may identify warning signs and recommend a specialist investigation. A focused wet rot survey can then examine the concern in more detail, particularly where floors feel springy, a roof leak has been longstanding, timber is concealed, or the proposed purchase price needs to reflect repair risk.
