Project Overview

AMS Surveys was appointed by Irwell Valley Homes, a registered housing association, to design, plan and project manage remedial works to a historic culvert beneath Hoyles Court in Radcliffe. The culvert, which dates back to the mid-19th century, had been altered during the construction of the residential development in the 1980s and presented a number of engineering and logistical challenges due to its location beneath the building and adjacent public highway.

The condition of the culvert had become a growing concern, with accumulated stonework, debris and overgrown vegetation increasing the risk of blockages and impacting the flow of the watercourse. The surrounding area had also attracted complaints from local residents, highlighting the need for a carefully planned solution that would not only protect the client's asset but also improve the local environment.

Given the complexity of the project, Irwell Valley Homes required a consultant capable of managing every stage of the process, from the initial investigations and statutory approvals through to contractor procurement, site supervision and project completion.

Drawing on extensive experience in delivering complex infrastructure and property-related projects, AMS Surveys was appointed to provide a fully managed solution, ensuring the works were delivered safely, efficiently and in accordance with all environmental and engineering requirements.

Our Approach

The project began with detailed inspections of the culvert using specialist equipment to assess its structural condition and identify the extent of the required remedial works. AMS Surveys liaised closely with the Environment Agency to secure the necessary permits, with careful consideration given to the presence of salmon within the watercourse and the environmental sensitivities of the site.

Using the findings from the inspections, we prepared a comprehensive works specification that enabled experienced specialist contractors to provide competitive quotations. Following contractor appointment, AMS Surveys provided project management throughout the two-week construction programme, undertaking regular site inspections at key stages of the works. Due to the risks associated with accessing the active culvert, drone technology was also utilised to safely monitor progress and inspect completed works. Careful planning and robust health and safety procedures ensured the culvert remained free-flowing throughout the project while remedial works, debris removal and vegetation clearance were carried out.

The project was successfully completed ahead of programme and within budget, delivering a long-term solution that significantly improved the condition and performance of the culvert. Large volumes of accumulated stonework, debris and unmanaged vegetation were removed, reducing the risk of future blockages and improving the surrounding environment for residents.

Through effective project management, technical expertise and collaboration with trusted specialist contractors, AMS Surveys delivered a successful outcome that protected Irwell Valley Homes' asset while ensuring all works were completed safely, efficiently and to the client's complete satisfaction.
