POINT CLOUD SURVEYS
Point Cloud Surveys create a highly detailed three-dimensional record of an existing building or site using 3D laser scanning. AMS Surveys can capture dense spatial data for architects, engineers, developers, contractors and property teams who need a reliable digital reference for design, refurbishment, verification or BIM workflows. The resulting point cloud records visible geometry in X, Y and Z coordinates and can be supplied as survey data or developed into floor plans, elevations, sections, CAD drawings and Revit or BIM models.
LASER SCAN SURVEYS WHAT YOU GET
Our Measured Building Surveys can include:
-
Floor plans and layout drawings
-
External and internal elevations
-
Cross sections
-
Roof plans
-
Reflected ceiling plans
-
CAD drawings (DWG format)
-
Point cloud data
-
3D BIM models, including Revit outputs where required
All outputs are tailored to your project requirements, whether for planning, design, refurbishment or commercial use.
TYPICAL PROJECTS AND APPLICATIONS
Point Cloud Surveys are commonly commissioned for projects such as:
Architectural design where existing drawings are missing, incomplete or unreliable
Complex refurbishment, conversion and retrofit projects
Listed buildings and heritage assets where irregular geometry and architectural detail need careful recording
Commercial buildings, schools, industrial properties and multi-level sites
Design coordination where consultants need a common measured reference
Projects where the client wants to retain a reusable digital record for future phases
For a broader existing-building package, see Measured Building Surveys. Related AMS Surveys services can be coordinated where the project also requires design, condition or heritage input.

COMMON OUTPUTS PROVIDED
Depending on the agreed scope, AMS Surveys can provide:
Registered and coordinated point cloud datasets
Colourised point clouds where imagery is required
E57, RCP or other agreed point cloud formats
2D CAD floor plans, elevations and sections derived from scan data
Revit or BIM models developed from the surveyed point cloud
Survey control and coordinate information where required by the project brief

MEASURED BUILDING SURVEY FAQs
Q: What is a measured building survey?
A: A measured building survey provides accurate drawings of an existing property, supporting planning, refurbishment, retrofit and redevelopment work.
Q: Do you work with heritage and listed buildings?
A: Yes, we regularly survey historic and heritage assets, producing elevations and sections suitable for conservation-led projects.
Q: What formats do you provide?
A: Survey drawings are typically issued as PDF and CAD-ready files, tailored to the design team’s requirements.
Q: Is this suitable for commercial buildings?
A: Yes, our measured surveys are commonly commissioned for offices, retail units, industrial buildings and mixed-use developments.

ABOUT POINT CLOUD SURVEYS
A point cloud is a collection of millions of measured points that together represent the visible surfaces of a building or site. Each point has a three-dimensional position, allowing the dataset to be viewed, measured and used as the base for further modelling. Unlike a conventional set of dimensions, a well-planned scan captures a dense record of the existing geometry, helping reduce the risk of missed information and unnecessary return visits. Point clouds are particularly valuable on complex, occupied, historic or irregular buildings where traditional measurement alone can be slow or where the design team needs a digital record that can be revisited throughout the project.
