SCAN TO BIM SURVEYS
Scan to BIM Surveys convert accurate measured survey data into a structured three-dimensional building model for design, coordination and asset use. AMS Surveys can capture an existing building using 3D laser scanning, process the resulting point cloud and produce Revit or BIM-ready outputs to an agreed scope and level of detail. This is particularly useful where architects, engineers and contractors need a reliable model of existing conditions before refurbishment, retrofit, extension or change of use.
LASER SCAN SURVEYS WHAT YOU GET
Our Measured Building Surveys can include:
-
Floor plans and layout drawings
-
External and internal elevations
-
Cross sections
-
Roof plans
-
Reflected ceiling plans
-
CAD drawings (DWG format)
-
Point cloud data
-
3D BIM models, including Revit outputs where required
All outputs are tailored to your project requirements, whether for planning, design, refurbishment or commercial use.
TYPICAL PROJECTS AND APPLICATIONS
Scan to BIM Surveys are commonly commissioned for projects such as:
Refurbishment and retrofit schemes where an existing building model is needed before design begins
Architectural and engineering coordination across complex buildings
Education, commercial and public-sector estates where repeatable digital information supports future works
Listed and historic buildings where geometry is irregular and conventional drawings are unreliable
MEP coordination where designers need accurate room, wall, floor and ceiling geometry
Large projects where multiple consultants need to work from a common surveyed model
For a broader existing-building package, see Measured Building Surveys. Related AMS Surveys services can be coordinated where the project also requires design, condition or heritage input.

COMMON OUTPUTS PROVIDED
Depending on the agreed scope, AMS Surveys can provide:
Registered point cloud data
Autodesk Revit models to an agreed project scope
BIM-ready existing-condition geometry
Plans, sections and elevations generated from the model
IFC or other agreed exchange formats where appropriate
Model notes identifying agreed exclusions, tolerances and levels of detail

MEASURED BUILDING SURVEY FAQs
Q: What is a measured building survey?
A: A measured building survey provides accurate drawings of an existing property, supporting planning, refurbishment, retrofit and redevelopment work.
Q: Do you work with heritage and listed buildings?
A: Yes, we regularly survey historic and heritage assets, producing elevations and sections suitable for conservation-led projects.
Q: What formats do you provide?
A: Survey drawings are typically issued as PDF and CAD-ready files, tailored to the design team’s requirements.
Q: Is this suitable for commercial buildings?
A: Yes, our measured surveys are commonly commissioned for offices, retail units, industrial buildings and mixed-use developments.

ABOUT SCAN TO BIM SURVEYS
Scan to BIM is a workflow rather than a single survey product. The building is first measured, normally using terrestrial laser scanning and supporting survey control. The registered point cloud is then interpreted and modelled in software such as Revit. The model should be scoped around the decisions it needs to support, because modelling every visible feature can add cost without adding project value. AMS Surveys therefore agrees the required elements, detail, accuracy, file format and intended use before mobilisation, helping design teams receive a model that is proportionate and useful.
